Project
- The Union City Station District is a district that requires high-density, mixed-use development around the Union City BART/Intermodal Station. The Station District is based upon the Intermodal Station District and Transit Facility Plan that the City adopted in 2002 and is now implementing. Implementation includes two components: 1) land use planning and infrastructure for development; and 2) design, engineering and construction for the Intermodal Station.
Land Use
- General Plan requires 45-80 dwelling units/acre;
- Station District Plan will provide up to 1688 new units within ¼ mile of the Intermodal Station (1,854 new units within ½ mile)
- Fifteen percent affordable housing units (very low and low income rental units, low and moderate income owner-occupied units)
- Up to 1.2 million square feet of office/R&D to be built within ½ mile of the Intermodal station over the life of the Plan
- Plan identifies local serving retail to support the district.
- Public facility and open space/plaza
Steps Taken to Implement Land Use Plan
- Created general plan and zoning framework
- Take the lead to environmental clear land use plan (Redevelopment EIR)
- Clean up of 110 acres of Brownfield lands
- Acquired 30 acre PG&E property for infrastructure
- Preserved right-of-way for Local Roadway (previously known as SR 84)
- Completed 11th Street
- Completed Green Street Bridge
- Created of a storm water detention basin to allow development to move forward
- BART Phase 1 under construction
Ongoing
- Permits through Agencies (RWQCB, ACFC, ACWD, USD, UPRR, etc…)
- Work with Barry Swenson Builder for redevelopment of 9 acres of PG&E lands
- Integrate/coordinate Station District development with Intermodal Station construction and implementation
- Avalon Bay’s 438 unit development is under construction, located immediately adjacent to and ingtegrated with the adjacent BART property
- Coordinate with PSSC Special Master on the redevelopment of the office parcel
